Assuming it is a bad kind of mold, get the seller to put the amount required to have it professionally re-mediated into an account held in trust until the work is done and inspected. 

So, if the seller won't, there should be a process to mediate or litigate a resolution.

Finally, we served the 3-day pay or quit on July 8, 2019, went to mediation Aug 20, 2019, trial Aug 22, 2019.Despite the contract clearly stating that Bridgehouse would pay us rent regardless of whether tenant pays them, Bridgehouse taking care of all damages to property....we have not received any money from Bridgehouse.

So, who here has gone to mediation? 

The court allows the tenant and landlord to mediate an agreement for the tenant to vacate in lieu of going in front of the judge.

Although it’s difficult I don’t let myself get sucked into the personal affairs of feuding tenants as I'm not their mental health counselor or divorce mediator, I’m just there to run a business.  

A majority of the mediation or arbitration hearings involve that from what I understand. 

The owner says one is in the mediation process that he will be fully responsible for taking care of that (in PSA) and another was already settled.
