Actually, YES, not only MAY the act of simply showing a property factually create "procuring cause" and be inclusive of a protected list, BUT just the action of having sent an e-mail of the listing, client having opened and seen that listing, not ever setting foot on premises, YES, that alone CAN be "procuring cause" and LEGALLY include such property into a protected list.

In most cases, I bring a printed lease when I exchange keys for payment, have them sign it, go home and make them a copy, and then either mail them their copy or drive it back over.

I'm not in NYS, but in WA you can google the law and find what is required.Going off the top of my head here for WA:Deliver a copy personally to the tenant.If the tenant is absent, by leaving a copy with someone of suitable age and discretion at the rental unit AND mailing a copy.If neither of the above are possible, by posting a copy on a conspicuous place on the premises, handing a copy to any person living there, AND mailing a copy.There's also a form that goes along with notifying them.
