Dont' get me wrong- if you follow my posts at all, you'll see I am a HUGE advocate for banking on appreciation, but $800 per month is a lot to swallow.

I agree with @Vincent Aldaba, it has a lot to do with mindset. 

I now have close to 20 LLCs It is a nightmare, expensive, complex, and an accounting disaster. there is a lot to be said for keeping it simple. 

It's a nightmare. unfortunately this happens a lot to people because they do not understand the risk involved.

Sounds like you are experienced and Huntsville has been growing rapidly - I definitely have a lot to learn.

You'd do better just driving a neighborhood (a lot) to get the feel.

I think I'm sitting around 10% bad guests overall (no scientific formula here, lol), and 5-10% are just a lot to deal with. 

You gave me a lot to think about, I am confident the rent can be increased and have a contractor/property manager lined up who has inspired a lot of confidence and comes with good references. 

I still have a lot to learn but glad I joined this community to reap all the benefits of its resources.

That's a lot to ask of a complete stranger!
