What percent of GPs making capital calls will actually manage to minimize losses vs GPs that end up loosing all that money too for the LPs? 

Most of them keep the props in better condition then cash tenants, as they are aware they can " loose their free ride "Keep crushing it 

This is somewhat a loose metric for our current business model. 25% is just a arbitrary number with no science or data to support it.

Hi BP Community - I am under contract for a 2 family home in Bound Brook, NJ built in 1880.

This is what one Section 8 inspection checklist form states regarding that: "No loose, peeling, chipped, or cracked paint on interior or exterior surfaces."

The other issue, especially in instances like this, is there's a rental cap/% of building rent at one time so when we loose a tenant we get put on a waiting list to be able to rent again which is on average 3 months of vacancy in-between each lease so it's not loosing a couple weeks of rent.We'll move forward trying to help her get a sublease and make sure we put a termination clause in our next lease.
