For me I feel shifting to real estate is the right play which is why we made the pivot last summer, but I am open to other perspectives.

Also perhaps the homes built in the last 10 years have sprinkler systems and even drip systems near the foundation to keep the soil moist.Look for signs when you are viewing homes....especially in the hot areas.When we evaluate homes, especially with buyers we're looking at the BIG 5 as best we can. 

One last follow-up question.On one of the IRS forms, I found the language pasted below.

Specifically, the the loan guarantors need to have controlling ownership in at least (i) 3 multifamily properties [with the first acquired at least 2 years ago], or (ii) 1 multifamily property that has been owned for at least the last 5 years. 

Rent growth has been flat over the last year so you need to account for flat rents near term.
