It’s a good first step into RE investing and is extremely financially liberating.

Unfortunately, there are some liberal states that are making "no cause terminations" illegal. 

We send our kids to a Baptist private school and yes it’s pretty pricey , however as you eloquently laird our there is a stark difference in education between a Christian one based on a strong foundation and a secular public education full of liberal political crap , the troublemakers and the social engineering they push .

Requirements to qualify under Sec. 162 are pretty liberal, so almost everyone qualifies, without that new silly safe harbor. 

Underwriting these days is getting a bit more liberal and more people can get more low-down-payment loans.

I am about as bleeding heart liberal as they come....and my first tenant had so many excuses it was breathtaking.  

I think what a lot of these liberal "shut it down forever" types are really doing is engaging in Status Signalling..basically bragging: When they say, "Oh, I just think we should remain safer at home for 1 year, or 2 years if necessary to keep everyone safe," What they really mean is "I'm so rich, no amount of shutdown could ever affect me; and I can save on my utility bill by watering my garden with tears of the poor!"
