I assume this is a D class property in which case tolerance of inappropriate behaviour is the norm however I believe your tolerance with this tenant has gone well beyond thee norm.

They also leave me a To-Do list of small repairs that are needed and I take care of them when I pick up rent, if necessary.I absolutely refuse to get involved in their interpersonal issues.  

I have just prescreened a bad tenant and I can move on to someone that shows better interpersonal skills, and concern for other people's time.But the best way is to just give an hour window.

They will not modify their normal behaviour to comply with a landlords expectations.

It is also the day after my son's B-day, so bolting out of the festivities immediately following cake would not be "Dad of the Year" behaviour.

But the reality of it might be, you are in it forever.It looks like you are in Austin and the property is in Detroit, if your operating agreement does not address this, or you have none, the laws of your state of Domicile will probably control this issue.If this is a $10k or $20k value, letting it ride, will not be as bad as a $200k investment on your part.I will say this though, be wary of letting this issue cut into your interpersonal relationship with your partner.Try to keep things friendly and on good terms--because the drama of being in a long term antagonistic situation with a partner is not worth it.Which reminds me of when this guy comes to get his 10% and things go awfully wrong: https://www.youtube.com/watch?
