The reality is you have to pay for services like this and be prepared to eat the cost if the deal doesn't pan out.

Hi KyleThe way most real estate for sale is priced these days there’s little to no cash flow after debt service with 25% down - borrowing a down payment would put the investor in a negative monthly position. 

It may or may not show on a credit report, depends on the servicing and you should have the loan serviced.Failure to include the debt on a future loan application is mortgage fraud, wanna go to jail?

(We're from California as well) Everything has been extremely smooth so far and their staff has been excellent with their customer service. 

True that. 99% of people will stay on the internet, analyzing deals and doing research but when the time comes to pull the trigger on a deal they'll do absolutely nothing.

@Amol Kulkarni yeah, the founder Andrew is a great guy.The only way you won't get great service is if they've grown too big, too fast.

I would also look at the availability of public water and public sewer, if not at the site how far away are those services.
