In case anyone else is wondering about this, it's my understanding after doing a ton of research (but not having talked to a professional) that bonus depreciation only applies to properties in the US (not international properties).

We use Quickbooks to manage some of our internal tasks like expense tracking, invoicing, etc. but Use bench to manage all of the more tedious tasks like bank recs. and tax prep.

I speak to the estate planning attorney on Wed (I have another property in Philadelphia in my name that needs to be sorted as I'm currently exposed liability wise and another internationally also in my name that I am about to start STR) so I want to read up before that meeting.Thanks!

If you're financing from abroad, look into international lenders or local banks that work with overseas investors.

Oh, some CRMs say they have internal lead lists,  vacant or absentee list.

Hi Sean..fellow Canadian born in Oakville here..I work with international investors regularly here on the Oregon Coast primarily with coastal luxury STR’s and multi family.

Of course national firm will have better reach and internal referral systems, but it's more important who you work with and whether he or she has the connection to make the transactions happen.
