Now I'm just a natural born fool so don't mind me any cause I never was good at math and I got a D in Numerical Analysis.Assumptions down and dirty street style:Management 8%vacancy 15% (or more)expenses 45% can't calc debt service as don't know price but now we are are 68% with out debt,470X4X12= GSI $22,500less vacancy/loss15%=$3375GOI=$19,125less 45%= $10,125=NOI $7200less debt service= ??????

You can park them in a Prepaid Asset account on the balance sheet as well and expense them over some extended period but that just creates noise in numerous periods rather than noise in one period.

I mean, yeah, duplexes are fine and all but there's only so many duplexes in the world and most of the ones in central Florida are woefully overpriced because they happen to be near one of the innumerable theme parks which don't actually make the place a more attractive rental.

Note: Massachusetts is one of those rare Corrupt States that does not allow Title Companies to facilitate the Closing .I understand the whole process such as Municipal Lien doc and pro rated division of Taxes and so on and so onThe Broker is trying to say a Lawyer must be present .I say the Broker and Lawyer can simply go play with themselves , and if you want a Lawyer present, you can pay the worthless dirtbag from your own funds.Note , I have been involved in numerous Closings in the past, thou not in Massachusetts and have prepared more than one quitclaim deed in my day.Has anyone done a closing in Massachusetts without using an attorney ?

Although they are coming down, California is still overpriced and that would be just about my last choice of a location for a rental property business.I also question your idea of buying rentals in numerous markets.
