These properties typically do not have rent growth that keeps up with inflation.  

You can have as many DSCR loans as you like as long as you meet the requirements for the product, there is no ceiling to your growth.

Tampa has a lot of value-add opportunities in gentrifying areas where you can snag deals that balance growth and stability.

I would definitely focus on market growth oppose to finding a cheap property.

There are a lot of markets with solid job markets, strong populations, solid rent growth, but when you are talking ONE property, unless you are considering highly rural areas, it likely doesn't matter.  

I also do not take any money from my rentals as I’m in the growth phase with a W2 and low personal expenses. 

Single-family homes offer higher cash flow, lower maintenance, and potential equity growth, but may have less privacy and slower unit growth.Good luck!
