Like @Michael Garofalo said you can increase COC return by wrapping the rehab into the loan.Additionally, I would look into throwing some more money into CAPEX and less at PM.Deal looks skinny though.

If purchased @ the wrong price w/ skinny margins then there's trouble.

@Jaren Barnes I apologize for that, I have been listening to the podcasts on my ipod and I figured it was said enough times not to say all of the things that I said that it wouldn't be too hard to catch the joke.

If I could control real estate and assign it before I had to kiss the ring of lenders and all those other gate keepers - I could make money.Not to confuse you Obinna - but what I did was to create a system I call Control and Roll - that is - I controlled real estate with a skinny contract and special clauses that allowed me to take possession and assign my interest (equity ownership) during my contract period and the right to walk if not successful in my assignment.

I have listen to at least 20 pod casts and continue to, I downloaded all of them on my iPod and chose to listen to them over music in my commute.

Now I'm content paying some off instead of scrounging around for skinny deals.

If is assign a deal it's because it's so skinny that I don't really even make 3%.

What would you rather see...a skinny, bright, white, old dude in a speedo or a kid with his belt line a little below the traditional standard of where it should be?
