If y0ou have a home at 300,000 you have to make 3k a month and finding a home at 300,000 and make that much rent is almost impossible. 

This is also accounting for my increase in insurance costs due to adding insurance to the ADU. 

Would a HELOC or home equity loan on my personal home be a good idea to fund this?

I've seen a lot of people try this, and they rarely use the home. 

But it's still...whole life insurance.

Many people have had a great experience with home warranties, myself included.

The interest rate on a HELOC or Heloan may be better than the personal loan. 

Last piece of advice is to surround yourself with quality service providers (real estate brokers, lenders, accountants, attorneys, PM's, Contractors, Insurance Brokers)., They will be instrumental to your business.
