A 100% cash purchase of a house in TO - either you're a well-healed young saver or the place is a shack ;-)You should be able to approach any lender to either refinance your house with a note and mortgage (up to 80% LTV depending on lender) or place a HELoC on the property (up to 65% LTV, but there are lenders who offer products which combine a traditional mortgage and HELoC to get you to an LTV of 75 - 80%)If you need the funds immediately, then you will generally be better served to place a mortgage (better interest rate).
