for me  a handful since early 80s  now in those days I was ONLY buying land that had owner contracts on them. 

I already have a hand shake deal on the next property, another duplex, that I will buy come summer time.  

@Troy Smith If this is your first BRRRR deal I'd meet the appraiser, shake hands, and provide a paperwork describing all the renovations you completed.

So many scams like this it's getting out of hand!

So you may have a struggle on your hands trying to prove to the appraiser whether it's an actual "bedroom" or not.  

So on one hand, they couldn't afford to take on more NPAs.

No one is perfect though in RE if your doing volume your going to have a few that are bummers but at least in our program there is control.. not this feeling of helplessness when you hand your money over to a syndicate and they go dark your totally out of control of your funds..

We've had great guests from both platforms (with slightly more guests we'd never welcome again coming from AirBnb vs VRBO, but that's less than a handful).In short: you can launch at the same time and still have two engaged platforms/OTAs, depending on the quality/uniqueness of your listing and your target market.

On the other hand, if you're aiming for long-term rental properties, getting prequalified with a lender specializing in traditional loans or DSCR (Debt Service Coverage Ratio) loans is key.
