HiSo, I'm not an investor yet and still getting my fingernails wet, so bare with me and don't start roasting me, but on what data do you guys and girls rely upon to find deals?

A girl at work is struggling to find a new contractor because her original one backed out AFTER SHE CLOSED so she's stuck with his $$ amounts. ☹️ My contractor handled all the paperwork and is almost done my required repairs and there's money left in the budget for one or maybe two of my wish list.

I am just a tiny white girl and I need to feel safe" I replied "I rent to all races no preferential treatment if you have special requirement you should not apply here". 

It's $35 plus one hour to rekey a property and avoids accusations from the new tenant if something turns up missing.

What happens when your other residents stop paying and accuse you of discrimination because you let this resident get away with murder?

I am full time healthcare professional and mother of two beautiful girls.

I'm trying to start a new career in change my life forever for my lil girl I want to learn to whole market

Obviously i can fly in periodically for due diligence  etc  but do you guys/girls think it is a bad idea? 

I passed the first time but I was definitely the ONLY girl and one of the few who passed the first time.
