Then there is a tenant down in a makeshift illegal basement unit (4th unit) that is paying on time, but I cannot continue letting him live down there if I am going to get a rental license from the city.I am meeting with the non-section 8 tenant who is not paying their rent, and the illegal basement dweller today, and was looking for tips on how to gently explain they need to go - and soon.

If moisture is trapped under that slab it will wick up through to whatever is on top of it and you will soon have more mold issues.

Larger master baths Ill do in satin, semi-gloss on the rest for greater moisture resistance. If there is color on the walls I like flat white ceiling as the flat reduces shadowing which highlights imperfections, and flat white "lifts" the ceiling while darker colors "lower" it.

One of the properties is a 1 Br/1Ba that needs some improvement, there may be a moisture problem, it has a noticeable bug problem, last year there was a plumbing problem, yea...it needs some work.I am not sure about the classifications nor the current living environment of the other property, but my guess is it's 50/50 on similarity. The owner is offering my friend both properties for $150k with $5k down.

We have gas FA in our primary residence and electric FA in our family vacation property.I absolutely prefer gas forced air heat - natural gas is a good value in our area and forced air movement keeps moisture down thus reducing problems with mold.
