Have your particulate respirator on, usually just an N95 paper mask here.Get yourself a 1-gallon pump sprayer and mix up your TSP at standard concentration.

Only this time I got a gallon of neatsfoot oil and a cleaning kit, too.

I have (2) 50 gallon electric hybrid hot water heaters down there.

Most people just include the utilities in the rent but that causes waste as since the tenant isn't paying it, what do they care if the toilet is leaking 8000 gallons of water per month?

Across the country the general price for water is about $7/1000 gallons.
