@Seo Hui Han you're not going to get very far in this business if you don't start thinking through the nuts & bolts of how this all works! 

If you're going to own what is effectively a vacation home that is shared with guests that enjoy the outdoors, the Oregon Coast offers a little bit of everything from surfing, golfing, fishing, hiking and investing..The bull's eye for STR investment in general is shrinking and constantly moving.

Kept one lot so we could go fishing on the pond we built there.  

Are you going to limit to dogs/cats/fish/birds, or will you allow exotic animals?

If you've spend more than one week in any market (I'm primarily in Indy and in the midwest) then you've seen:- Houses that are "pending" and the realtor thinks closing is coming but it is being fished out- MASSIVE spam and abuses of people that get HUNDREDS of calls a day from "wholesalers"- The same deal advertised with 10 different prices- Sellers who are lied to and taken advantage of- Wholesalers lying about values, rents, etc.Yes there are ethical wholesalers for sure but our collective immune system should be stronger and there shouldn't be so many people like this. 

A ranch is easier to do electrical work because you can run rough electrical from above or below and fish wires where they need to go without making many holes in walls etc.3.

There was a time I would take my GC and his main crew out for a day of fun when a job was done: charter fishing for an afternoon or bar hopping etc where I covered the bill.

I would not look at the previous 15 years and think the market will continue with double digit appreciation or you may be setting yourself up for a big disappointment. and agree, good thread...   36 years of age and lived a life that some wouldn't in 3 lifetimes lolTravelled the world and experienced many cultures.Experienced some amazing things and moments/memories that I will cherish for as long as I live.Each to their own but monthly cashflow was able to provide this for me.Be it from rentals, flipping or our PM business.Yes, worked hard for it but IMO nothing can beat "hard work".Building equity and waiting for appreciation is all good and great for those that want to wave their D@#% and say "look how big mine is".Then passing it on to an entitled/spoilt $#%@ of a child hehe that will take it for granted and most likely loose it.Personally, I'd rather enjoy life as much as I can and live for moment.Teach my kids how to fish and not just give them the fish.Cashflow provides opportunities for those "moments/memories" TODAY and not in 10 years.Isn't real estate investing suppose to make our life more enjoyable and better in the present moment?
