In 1997, I don't fully understand why, the City of Denver paid the golf course owners $2mil to rezone this parcel as a "conservation easement" this was extremely restrictive zoning and meant it would essentially be destined to be a golf course for eternity 3.

I would like some honest opinions/ experiences from everyone about my crazy plan!

Honestly, I would not sign any lease until you positively close and legally own the property.

I just stayed in a hotel in Moab and we had an A/C issue and it took two days to resolve and, honestly, that's not that out of line with my normal experience at hotels.I don't know where people dreamed up this idea that all hotels have someone waiting outside your room ready to resolve anything in 5 minutes. 

We have been working to be extremely conservative with our estimates but with this being our first go at this, any additional expertise is greatly appreciated! 

What I noticed so far is extremely high property taxes. 

Verifying last 2 years of rental history and income extremely important to find the “best of the worst”.Make sure you understand the Class of properties you are looking at and the corresponding results to expect.The City of Detroit has 183 Neighborhoods we’ve analyzed.PM us if you’d like to discuss this logical approach in greater detail!

I'd honestly like both and it's been difficult to determine which I should focus on.

And CA is extremely tenant friendly so it's not a great place for a rental.
