There is literally no single good reason to not advance renewable energy - economic, national security, employment or environmental.

Of course, you get the property in its current condition, so you may inherit bad maintenance or environmental issues.

New tenant received glowing references and has been employed at the same environmental non-profit for several years, has good credit, etc.  

There are many issues: pollution from Tiajuana river closes the beach many times a year, class of area, lack of infrastructure spending, perception/reputation, traffic, etc.   

@Dustin Salmon A Phase I (ESA) will tell you if there are any recognized environmental concerns, current or historical, and if really serious, a Phase II will be recommended.

An area of due diligence on unredeemed tax defaulted properties that is sometimes overlooked is environmental issues.

I might be phrasing it incorrectly- Alliance Environmental did the tests that showed we had asbestos in the popcorn ceilings and they are a company who can provide remediation, but they are not the company who caused the problem.
