You are getting a lot of encouragement and criticism from both sides.

I considered encouraging my son to do that.

I would encourage you to break it down into. 1) single or multi family 2) Buy and hold vs flip --I would definitely buy and hold if you have limited knowledge when it comes to property repairs (you can always flip later).

Scott actually teaches his group to encourage buyer/tenants to refi as soon as they are able to.

I would encourage you to take a trip to the market you plan to invest in and tour some houses in the neighborhoods that you are looking at. 

@Patrick Shep I would absolutely encourage you to apply without any co-signor.  

I encourage you to meet with a few different brokerages in your area and see which one is the best fit for you.
