When ADU is complete, rent it or move in and remodel main house.After a few years, I think it is highly likely (again wouldn’t count on it, but would leave the possibility open) that CO allows and encourages those who build ADUs to subdivide their properties so that more people can own their homes.sell the ADU and main house separately, benefit from enormous upside.

People staying for 30-90 days are a completely different customers than someone in a years lease. 

(Unfortunately, the investor fell for this gimmick and did NOT get their own 3rd party inspections, appraisals or even visit the properties they were buying, against our best efforts to encourage proper due diligence and follow our check list for their own protection.)So now some people are stuck with properties worth half what they paid (not all RWN members), with no renovation done, and constant repairs and vacancies. 

In order to encourage tenants to get renter's insurance, we have been contemplating instituting a $50 monthly fee until they provide proof of renter's insurance with the owner listed as an additional insured, but not sure how well that would hold up if we ever had to evict. 

I'd lower the price slightly below your competition and get real reviews.Be customer focused.

So far, I've rated Evergreen and FCI lowest based on a number of reviews on different platforms that have consistent negative reviews mentioning certain specific issues that I find concerning (this is after accounting for the inevitable disgruntled customer/borrower who gets unjustifiably upset).Are you able to share any of your information?  

Did the customer doors also. 

If operating costs increase, then customers/tenants will eat the costs in tight markets.

I would encourage you to speak with property management professionals and a property management attorney to get an idea of what procedures you should have.
