If you are able to sell I'd say sell, if it's not looking like that's going to happen then try to get it on a long term loan with renters so you can save on your monthly payment, then get the equity back out and move onto something else!

My BP account was messed up for 2 days so I couldn't respond to anyone.

This person has moved and living somewhere else.

They work, live legally, yes there existence is an illegal one but reality is deporting them, separating US born kids, it's a mess and for no real positive because they are decent legal acting people. 

I think our best client in the last 4 years we probably made them $750,000.Then I get the call from the one property owner trying to nickel and dime me that we will charge $190 for his townhome and he can get someone else to do it for $125.

Sounds like a challenging situation all around I would  not cancel the deal, but if he dies and it goes to the estate and probate you may want to start looking for something else just in case...Best of luck. ...

But saving someone else from this happening would be vindication.  

I have asked where else are people finding deals like this and unfortunately I dint have any answers yet.. we shall see.

You're either doing it yourself, spending a little money and hiring/managing someone else to do it, or you don't do it and let the leads rent from someone else.
