I've heard of a way people can pay through 7/11 and its deposited electronically from there.

They handle all of the storage for you and allow you to email forms, do electronic signatures, etc.    

I didn't approve that but since they can do it electronically (my mistake giving that ) I'm screwed ,I don't think I can send them 3 day notice if rent is partially paid? 

Electronics are (unfortunately) just incredibly disposable and easy to upgrade.

That seems hard to get tenants I’m not saying don’t furnish anything in the unit , I’m saying the more stuff /electronics / appliances you add the more calls your going to get when those fail (and they will ).
