Cash flow is definitely the biggest challenge; both in terms of finding properties to buy that cash flow with a loan on them and just company wide given interest rates and labor/material is up and, at least where I'm at in Jackson County, MO, taxes are way up too. 

One month vacancy can eat up all the cash flow.

In order to refinance a home you must have six months title seasoning to use a "New appraisal" but keep in mind only certain lenders and programs allow a cash out refinance at the 6th month mark.

If you are in the Wilkes-Barre/Scranton market, you used to be able to get duplexes for $50k to $100k and make it cash flow quickly.

It would be very difficult to find anything in Florida that cash flowed at 90% leverage though. 

We are financing the build with a Heloc, once finished we’d like to cash-out refinance ASAP to payoff our line of credit.
