The first warning I always do written (via email), second warning is an official letter on their door saying they're violating their lease to allow other residents the right of enjoyment (if you put this in your lease).

After SIX phone calls (because you always have to speak with someone different each time) Airbnb CS sent an email saying that they "are only able to reimburse us $900.00"  WTH?  

On top of that the lender is now threatening to pull financing because ‘I called him too much today’ and sent an email asking for an update.
