Ceilings were caving in, cabinets and floors were falling apart, and the house was just dated and ugly.The house was a large 3/2 next to downtown Conway, and the price per sq. footage gave us confidence that the property could appraise highly enough to justify the bank lending us enough money for the repairs.How did you find this deal and how did you negotiate it?

Underneath the cabin was some sort of cave where the owners stored meats.  

I know it's a business, and I don't want to train the tenant to cry about every issue and then cave on it, but I also know that if the roles were reversed, and it was me, I'd have a hard time handing over a few hundred dollars to "fix" something that isn't my problem.  

Pay attention to this upfront>>>Are there old mines underneath it (flooded or not) that make the area a cave in hazard.

Glad to hear you were able to get them out, but it sounds like you may have caved to their relentless pressure. 

Before we removed furnishings this past Fall, we ended up with a delightful travel nurse who wants to stay a few more months.
