Getting a $150/nt on a 4-bed house, then getting $200 damage and having to haggle with Airbnb to get it paid out is just boorish.

We have had a lot construction work recently and all of the people doing the work are Hispanic, don't speak English, due to hurricane damage. 

I am not sure if anyone else saw it:"Full and Liquidated Damages": This limits both parties to just the damages stated in the contract.

It the tenant causes a fire and damages my house and neighboring houses then their renter's insurance will conver all the costs.My HOA has insurance.

I have lost a lot more $$$ to tenant damage than to unpaid rent.  

When looking into it, the basement had water damage that didn't worry us since we knew how to remodel that area ourselves.

Needs all new cabintry, windows, doors, roof (has some life left), fixtures, fencing, some electrical and plumbing changes, and some framing/drywall due to termite damaged sill plate in areas.
