And I do have the photos at the end by design, because I want a person to end the experience with a specific feeling of "oh wow, look at that, it's got that too", which helps drive conversion. 

Coming into this conversation a bit late. 

I've read through the notes on the conversations you had with my team as well as pulling real numbers on your maintenance and property turn costs and your lease terms.

Listening to YouTube big shots that have great advice on professional ways to handle problematic guests ( most are great but everyone will get bad apples), staying at the property when you have an open window of time and actually get the guest experience (this is critical), and looking at your click thru and conversion rates to get a good baseline.There is way more work to running an STR than a LTR.

Keep in mind, though, if you just sell outright, you could be looking at capital gains and depreciation recapture, so it’s worth crunching the numbers with a proper tax professional (I’m not one, by the way).What do you think the rest of the community has seen happen to property values since last year, and do you believe it changes the 1031 conversation?

I kept trying to steer the conversation back to the fact that he hadn't paid me rent for 4 months.   

I'd try to fill at least a few spots to get some income coming in, and then do a rolling conversion to MTR as you have the cash to outfit a unit with everything an MTR needs.

Sorry for derailing the book conversation but I think this topic is pretty interesting especially with the way the market is changing.
