They claim to charge in the "high 4 figures" - one web source says it's $4800 - to join their group and get access to their network and resources.  

You usually can do these loans with NO points, you just need to work with a broker who has access to dozens of lenders as there are plenty of lenders that can provide these type of loans with No Points. 

Realtors should have access to that information as well.

Moving south...here are some quick areas of note: Florence - Centrally located and easily accessible from Eugene.

Haverhill is another interesting area with reasonable home prices and a lot of municipal developments in the works (also the commuter rail and easy access to major highways).

I wasn't able to get access to their portal even though he claimed it had been sent over. 

They are not for everyone; if you have access to knowledge, contacts, money, and properties, you don't need a mentor.  

Maybe it has more to do with the software than the company (although their customer service sucks), in which case you might run into the same issues with other emulators, but it has just been constant headaches.

On balance I have made way, way more money from appreciation that I ever did from cash flow.To me the most important consideration is to always have money or access to money, never be forced to sell.
