Missing shingles and roofing leaks seems to be a common problem, which is easy to spot simply driving through these neighborhoods.

Most homes only require new flashing, and possibly new roofing shingles..

We do a lot of updating due to the age of a home like this, so we have taken out the old kitchen cabinets, thrown away all the old appliances, pulled out all of the old dated light fixtures, removed the flooring (except for the ceramic tile in the kitchen), removed the bathroom vanities (old and dated), etc.The home already has a newer 30 yr architectural shingle roof, a newer HVAC system, but the rest of the home needs a good overhaul.

Today my contractor quoted me $4,200 to do a total tear off on a 29 square roof with 30yr dimensional shingles.$2,400 were for all materials and $1,800 for labor and it will be done in 1 day.  

The roof was replaced, tuck pointed, and shingled with 30 year in 2005.
