Housing Market Crash?
23 July 2020 | 92 replies
So, yes, this may accelerate market shift, especially as a very high density of those adversely affected by covid-19 are in lowest economic strata and those positively affected are in the higher strata (historic renters vs historic homeowners) and the market effect at play is compression, not collapse, yup market shift without doubt.

Has anyone used the Flat Fee Services company?
15 December 2014 | 6 replies
@Pyrrha Rivers I think its just an advertising method to get you to use them... your correct, even something simple such as changing a sink faucet will change based on the individual work. one sink might have all pvc plumbing and happen to be missing a compression ring when or the others might be metal pipe and the pipes might be older and rusted together. in reality the only thing that would actually end up being flat fee likely would reference something such as their hourly rate, the amount of hours will depend every time.

San Diego Commercial Multifamily 5+ Units

I'm actually in the exact same boat as I'm looking at 5+ units in the Bay Area and still in the early stages.Regarding it being too simple - I think this perspective is a great one on the forced appreciation model within a seller's market: Trust that there are others who are trying to do exactly what you are, and that gets factored into people bidding up the purchase price and the compressed cap rates.
