I think you should start by understanding what it is your investors want out of the deal, analyze how the returns compare to traditional investments, and then see where you fit into this deal. 

With some more math, you’ll see that the extra amount in dollars is not that much compared to the total amount of interest paid.

Plus you'll most likely make more money in home value growth compared to a multi family. 

I know NY lenders that can do 100% LTV helocs which might give you that extra flexibility.

With 40-60K in equity you could explore selling to reinvest but it depends on what deals are out there compared to yours

So I am assuming you were the lender on these properties and they did not manage them well and they went into foreclosure.
