During my "spare time", I enjoy playing/ watching soccer, kick boxing, traveling and reading books.

Interest and vacancy rates continue to remain low (for now) and the common perception seems to be that virtually anyone with some spare cash (or a self directed IRA) can fix, flip, reposition, rehab, swap, wholesale, lease to purchase, buy/hold, etc.

I don’t have a whole lot of spare time, and I don’t have savings.

I hope to use my spare time to do unpaid work or otherwise to shadow an industry professional.Any advice would be greatly appreciated!

We lived in the spare bedroom of the house.

I’ve posted about this many times - I prefer the too-big house method where I buy in a high-job-density area a 4-6 bedroom house with 2-3 bathrooms and I rent out spare rooms to professionals (1 person per room).

I grew a firm from my spare bedroom to 80 employees and over 200m in AUM by end of this year.

My version of 1. is buying a 2000-3000+ sf 4-7 bedroom house near where I work and renting out spare furnished rooms at $1000-1500/month, whatever your market will bear.

You need it to get financing and you will have plenty of time to invest in your spare time.

As far as Real Estate Investing, so far we have opened our two spare bedrooms in our SFH for AirBNB rentals and made over $10,000 during the time that it was open.
