Save your hard earned cash for down payments and repairs.    

On my new builds we hit the double cash on cash in certain markets sometimes its only 50%.

If you are strapped for cash  this is a great place to bring a good deal and get it funded.   

Having cash ready to deploy is a huge advantage.

Are you looking for cash flow/appreciation/a little of both?

If anyone tells you that you can get 15% cash-on-cash it's either a scam or ultra high risk. 

Should I just add them to my 'Cash Buyer List' and move on?

I think my personal guideline will be 10 properties, or $2k in cash flow a month.
