The rent-to-price ratios are strong, property values remain relatively affordable compared to many other cities, and the city has been seeing real economic and population growth.I invest in Detroit myself and have built a portfolio of 12 doors there.

Hello I am new too Bigger Pockets and want to learn Commercial Real Estate Investing but I don't know how, I heard that this website can help with beginners.

Instead of jumping into an expensive Long Island market with negative cash flow, consider investing in a Texas market like San Antonio, Houston, or DFW suburbs—these areas offer strong rental demand, lower property taxes than NY, and better cash flow potential.

To have a chance for success in any particular investment type, the investor needs to understand the fundamentals related to that type of investment.  

For this reason, I often recommend setting up separate LLCs for Illinois investments.

You still have to be careful with the experienced ones as some like to sugarcoat everything - just spoke with an investor 2 days ago that has a property under contract here and the agent was underestimating rehab costs and overestimating the rents.
