I would check and see how many 1 bed and 2 bed options there are and what they are priced at because most folks will prefer the full place to themselves so rooming 2 people together could make getting bookings a bit more difficult (not always the case but something to consider)

Airbnb claims that setting up a "photo tour" on your listing will increase bookings by 6 percent, for example.  

We have had work crews from a local lab and solar farm (separate bookings, obviously) for 3-8 weeks that rent the whole house in the offseason.

I picked up the BRRRR method book and feeling confident in setting it all up (we did a similar process for our Airbnbs).  

After that I would read every single book on fixing up properties that you can find, and how to find off market properties and then start implementing those strategies.  

I believe that it will effect the rental market harder in blue states than red states due to the sanctuary city policies .

With the use of VRBO, Booking.com and direct bookings can all raise your chances of staying booked and being successful.
