One block can perform very well, and another block will destroy you.Before you invest, I recommend you locate a quality PM that can help you narrow down markets, determine which rentals perform best, cross-check sales prices and rent rates, and take over management right away.The biggest mistake you could make is to get talked into buying in the wrong neighborhood and then learning that the good managers won't touch it. 

Like Gino mentioned East side has been a lower median income area and is on the rise, but is still block by block in large sections.

He has great Sub connections too as he has flipped several properties in the market.Comparable financing is everywhere, it's not anyone's road block if you are ready and by ready I mean you have decent credit and 50k. 

I will say with honesty, DSCR loans are generally the “easiest” in the block when you are a lender who works with 100 different loans types but they are all still snow flakes and require individual attention.

I have been doing some research but hit a road block. 

It's data + personal preference + which way is this block trending (D+ to C or C to D+).
