It is because the Federal Reserve and Federal Government may not be able to utilize their standard monetary and fiscal remedies for inflation or unemployment as effective bullets against stagflation.

It does appear you are taking all the right steps to get it remedied. 

Although reality is very few of these mortgages get called but it does happen and if it happens to you and or your seller you going to be very stressed out.. and if your undercapitalized and cant pay it off your going to have a seller that is very mad and can lead to all sorts of issues.the better way to handle these is to wrap them.. that way the seller knows and has remedies in the case of a default from their buyer..

Bringing in a new GC creates a situation of its own.You need to be extremely careful about how you mitigate your exposure to fixing legal contractual obligations to the new contractor to ensure it’s scope of services and remedies should problems arise in completing the job.In closing, I urge you not to feel too bad or blame yourself for the situation.

This tells me that the HOA did not actually remedy the cause of the problem.

Not finding anything that really worked for us, I resorted to building our own bespoke solution.

I've never heard of 90 days for a loan to close unless there was major issues that were discovered in the appraisal and they had to be remedied before the loan can fund. 

Typically new builds can still be negotiated/remedied through inspections while in contract (Seller credits, work that needs to be done properly).

A good example is a case of something like a fire and the tenant looks at you to put them up in a hotel or another rental for the months that it takes to remedy the damage.
