If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

What we really need is a single internet "bad tenant" list to warn each other.

But, if the $100k is coming in from a $3,000 acre from which has already been harvested $20,000 in TDR credits, that's not a bad ROI.
