Also, I just read that the the 2024 lifetime gift limit is $13.61 million and I will NEVER approach that amount.

I don't need to add another unnecessary layer when I could just invest in some passive approach that is much easier to manage.

I am currently doing three approaches and hopefully one of them pans out:1) Networking with others.2) Continuing setting up my Gator transactional lending business. 3) Going through the content.

Plus different approaches versus one size fits all.   

I imagine it can be tricky without face-to-face interaction, but it sounds like you’ve got a solid approach.
