Lease documents in order.. and policy, house rules written in place..now is the time to have it all set so you don't have to add amendments later.When posting your ad be specific,, not vague,, if you only want 1 person,, then list 1 br apartment occupancy limit 1 person,, list your rent criteria.. this is pre screening your tenant, and go over it again when they set an appointment up so your not wasting your time.. 

Never having engaged in this sort of ask, any thoughts on likelihood or tactics to get it amended?

I'm typing up my first lease agreement and adding in a few amendments I've heard on bigger podcast to a standard lease I got from a mentor.

I'd get a corrected disposition done and make it realistic and send out an amended form to the tenant..

I put together an amendment to their lease, "deferring" September and then increasing their rent through the rest of the term.

If the 84 months is correct I missed a deduction for my 2016 return and will need her to amend them also.

Good advice on prepping the house for market is valuable, and then the first time you have a contract dispute or have to negotiate a repair amendment, that help will be valuable.

I guess my question is whether it is illegal for the listing agent / brokerage to amend their listing agreement with the seller in order to cut it to 3%.

You could tie it up with a standard contract amended to include "outs" for you on interest rate changes and property appraising at a certain level and changes in your personal financial situation.
