Price range puts you into a good amount of NJ area, are you looking for something with commuter traffic, there are even some areas in Central/Northern NJ where you have a lot of large companies, like the Bridgewater/Basking Ridge/Manville/Bound Brook areas, which are in proximity to Verizon, J&J, Merck and a ton of other companies, so possibilities of corporate relocation rentals come into play.

You get PO at Verizon and leave for ATT and break their stupid  contract so verizon goes after you. 

@Erik McKennaWhen I first got started I used excel for accounting, excel for lead management, mile IQ for tracking mileage, and I put my crappy systems into directions that I made in Microsoft word.Now I use quickbooks for accounting, CallText for lead management (@Michael Quarles did a pretty good job making this), hum by Verizon for tracking mileage and I still use excel here and there but I’ve been doing more on google sheets to give to my VA when he needs to do research or format things.

I have a tenant paying through her Verizon account direct to the bank, one deposits personally in the bank, one likes money orders, one on Section 8 (check in mail).

If it doesn't work, and I can tell you my Verizon Fios doesn't work that well, and I hate calling them, then it will reflect poorly on me as a landlord.

Shes does the same with waste management, power company, water company, verizon, xm radio, advertisers, credit card companies, insurance, etc etc   Sometimes she wins others she loses
