In my market, which is a fairly economical place to build, I am friends with full time builders that are in their properties about $150k/door for construction level finishes.  

They are investor friendly and popular amongst wholesalers.

With social media it's up to the user to follow authentic genuine people/accounts, and it's up to the user to post authentic genuine content.

Finding an investor-friendly agent is key and they should be able to help you with 1-4, I'd say talking about those questions you asked would be the perfect thing to ask any potential agents you interview!

Out of state offers lower price points and more landlord friendly areas in general (i.e. 

Rodrigues' recommendation may change this), but my next question would be, are there any cities/markets where 1 of the following are true: 1) You have family/friends that live there, 2) You travel there frequently (either for vacation, work, etc.), or 3) Somewhere else you've lived before AND know the area well?
