Some neighborhoods such as Fishtown, Northern Liberties and the surrounding areas are struggling with absorption because of an influx of new housing that was built over the course of the past few years.

You need to surround yourself with the right people, be selective with your project choice and be conservative with capital disbursement. 

I did my due diligence with researching GROUNDFLOOR, the investment property, and the details surrounding the loan.

My advice is focus on getting your first property: buy the worst house on the best block you can afford and fix it up to the quality of the surrounding houses to force appreciation and build equity quickly while your housemates pay most of your mortgage.

Does anyone have an idea of the average CAP rate (or a range) for larger apartment buildings in Price George's County or surrounding counties.

That's why my question was to go ahead all over the USA to see people's suggestions for better locations.The fact that you don't think it's silly to ask a forum to recommend any place in the United States for STR and expect to get answers from people without a funnel to sell you something is silly.Jersey City and surrounding is very good for MTR opportunities because of the proximity to NYC and since you are in residency, you would be MUCH safer focusing on MTR since you have an in to other medical professionals.
