3 years ago when I first started my REi journey I thought I could do everything myself I’m big on DIY… (I did just that, I launched my first rental just like most of yall *BP,Youtube,books, I literally didn’t know what a mastermind even was , few months into my journey I started to feel stuck and couldn’t get the answers I needed. ran into a few of Jesse’s YouTube interviews and I was hooked on MTR (Travel nurses was topic during this time) I tried doing it myself and failed countless times and I wasn’t sure If I was even heading towards the right direction. 

We live near a lot of hospitals and are planning on using this money to buy small multifamily properties and renting them medium term with traveling nurses. 

I believe this duration is ideal for attracting professionals on temporary assignments, traveling nurses, and individuals relocating or renovating their homes.

I was considering NC for a while but the wages for nurses are low.

There are many large hospitals in the area where it can be a great leverage to buy real estate and use it to target travel nurses.

But good to know the "...more time than anything else" part - so we'll need to restrict part-time nursing work to 14 hours/week. 

You could do long term or travel nurses since more HOA's have verbiage not allowing leaves under 30 days long.

They plan to sublease to professionals like traveling nurses (2-5 months) and short-term families (we're near Disneyland).

Today I was approached by someone who is offering me around $1800-1900/month to rent the property from me to run a short term / medium term rental out of it, primarily for traveling nurses or other business people.
