Most people selling properties are not professional investors.

But when people are out of town / out of state the title company can hire a mobile notary near you and they will fedex the documents to your local area to sign.  

However I am not as savvy as many of the people on here.

One thing in real estate and probably most other businesses is that most people including me don't know how to measure and evaluate risks.  

I've heard more than a few horror stories about people who lost everything doing just that.
