The property is 20 mins from San Diego proper and 30 from the beach.

I agree that the fractional vacation rentals should not be viewed as investments -- I see them as a way to own a lake/beach house that you can go do a few weeks out of the year (depending how much ownership % you have). 

Beaches took a lot of damage but it will mean a full make over and it will be better than new.One thing for sure is even though we had a bad storm we will continue to top growth rates and tourism has never been as strong since COVID.

I have been able in 2024 to generate (as of today) 22% of my Smokys properties income via direct booking and 38% of my beach properties income via direct booking.

In beach markets Sat-Sat 7 day stay for large homes is standard.

I live on the beach and do all my biz OOS.I have done let's just say one or two deals over the last 10 years all 100% remote.

Same, FL  beach house .. balancing increasing operational costs with lower ADR‘s and increased competition.
