It's one thing if you want to find wealthy cash buyers in such communities  (perhaps someone from India could work with Indian community of wealthy investors, in the US as well as abroad, and leverage it as a ready source of cash buying clients one could trust and rely on), but how are you going to find steady pipeline of Indian home owners out there, with all other criteria in place to motivate them to sell at 50% of ARV?

Don't let tenants scare you into paying them for being adults and dealing with adult situations.I have tenants tell me all the time that their rent is late because they couldn't afford medication.

Prices might definitely correct themselves over time across the country, but I don't see any projections of them going down 30-40% anytime soon and all the projections I've seen, prices are going up.But with rents being so high, and prices still relatively low, compared to a lot of other markets in the country, my experience in this market doesn't lead me at all to believe the bottom will fall out anytime soon.If you've been in Northeast Ohio over the last 5 years you can see for yourself how much they've built up the downtown and University Circle area and literally have poured billions of dollars into it's medical infrastructure, which is one of the best in the world, creating thousands of high paying jobs and people willing to pay high rental prices.But I do agree with Nathan that it's all about having the right team and property management to be successful in this market.

@Justin Chan, You might be eligible for a partial tax free exclusion if you had to move out of the house for medical or job related reasons.

One of the strategies being deployed in East Garfield is to provide fully furnished rooms with internet and washer/dryers and rent by the room to graduate and medical students as the area is not that far from the Medical district.
